Most Puget Sound leaks start at flashing: around chimneys, skylights, vent pipes and where a wall meets the roof. After an atmospheric river, the water finds the weakest seam and shows up two rooms away from where it got in.
On an emergency call the first job is to stop more water getting in. We tarp the area, photograph every step for your records, and come back in daylight to trace the leak to its source.
You get a written repair estimate with photos. If the roof is near the end of its life we will say so, and give you a repair price anyway.
What we check
- Flashing at chimneys, walls and skylights
- Pipe boots and roof vents
- Valleys and ridge caps
- Attic sheathing for staining or rot
- Gutters backing water under the first course
Text a photo of the problem to (253) 555-0148 and we will tell you what we see.
Questions
Can you come out tonight?
The phone and the front desk answer around the clock. Whether a crew can tarp tonight depends on wind and how safe the roof is in the dark; we tell you straight on the call.
Do I pay for the tarp?
Emergency tarping is a paid visit, priced on the call before we come. The daylight inspection after it is free.
Will a repair be enough?
Often, yes. We show you photos of what we found and give a repair price even if replacement is also on the table.
